When staging your home, keep the following tips in mind:
Less is more... remove personal photos, clutter, refrigerator magnets, etc.
Stage items in groups of three utilizing high, medium and a low level.
Space items out in the room; give "room to breath"
Paint is the least expensive investment with the highest rate of return.
Keep color palette neutral.
Hang artwork at the average woman's eye level - centered at about 60" high.
Get rid of items that don't serve to update or modernize your home.
Improve traffic flow by moving objects to the center of the room.
Set the dining table with plates and glasses encouraging buyers to envision cozy dinners there with their loved ones.
Add fresh fruit as a decorative touch which provides a friendly, appealing, inviting feel.
Use new unlit candles to suggest warmth and relaxation.
Suggest leisure with magazines. Use general interest magazines; limit to three.
Imply comfort with a casual throw. Soft touches help balance out the space and prevent it from feeling stark and cold.
Tie up bathroom towels with raffia or roll them up and place them in a basket.
Place an open cookbook next to a bowl of fruit or fresh herbs in the kitchen. This frames the kitchen as the heart of the home.
Be aware of odors - pets, smoking, cooking, strong perfume, etc - smells can be offensive to buyers.
Let there be light! Add as much light to your home as you can at all times.
