  • Staging Your Home for a Quicker Sale

    When staging your home, keep the following tips in mind:

    • Less is more... remove personal photos, clutter, refrigerator magnets, etc.
    • Stage items in groups of three utilizing high, medium and a low level.
    • Space items out in the room; give "room to breath"
    • Paint is the least expensive investment with the highest rate of return.
    • Keep color palette neutral.
    • Hang artwork at the average woman's eye level - centered at about 60" high.
    • Get rid of items that don't serve to update or modernize your home.
    • Improve traffic flow by moving objects to the center of the room.
    • Set the dining table with plates and glasses encouraging buyers to envision cozy dinners there with their loved ones.
    • Add fresh fruit as a decorative touch which provides a friendly, appealing, inviting feel.
    • Use new unlit candles to suggest warmth and relaxation.
    • Suggest leisure with magazines.  Use general interest magazines; limit to three.
    • Imply comfort with a casual throw.  Soft touches help balance out the space and prevent it from feeling stark and cold.
    • Tie up bathroom towels with raffia or roll them up and place them in a basket.
    • Place an open cookbook next to a bowl of fruit or fresh herbs in the kitchen.  This frames the kitchen as the heart of the home.
    • Be aware of odors - pets, smoking, cooking, strong perfume, etc - smells can be offensive to buyers.
    • Let there be light!  Add as much light to your home as you can at all times.

    Understanding the Extended Tax Credit


    First-time homebuyers may be eligible for an $8000 tax credit when they purchase a home.  Current homeowners may be eligible for a $6500 tax credit. 

    Place property under contract by 4/30/2010 and close on the property by 6/30/2010.

    The following information is taken from an IRS communication on their site, www.IRS.gov.

    For 2009 Home Purchases:  The American Recovery and Reinvestment Act of 2009 expanded the first-time homebuyer credit by increasing the credit amount to $8,000 for purchases made in 2009 before Dec. 1. However, the new Worker, Homeownership and Business Assistance Act of 2009 has extended the deadline. Now, taxpayers who have a binding contract to purchase a home before May 1, 2010, are eligible for the credit. Buyers must close on the home before July 1, 2010. [Added Nov. 12, 2009]

    For home purchased in 2009, the credit does not have to be paid back unless the home ceases to be the taxpayer's main residence within a three-year period following the purchase.

    First-time homebuyers who purchase a home in 2009 can claim the credit on either a 2008 tax return, due April 15, 2009, or a 2009 tax return, due April 15, 2010. The credit may not be claimed before the closing date. But, if the closing occurs after April 15, 2009, a taxpayer can still claim it on a 2008 tax return by requesting an extension of time to file or by filing an amended return.

    General InformationHomebuyers who purchased a home in 2008, 2009 or 2010 may be able to take advantage of the first-time homebuyer credit. The credit:

    • Applies only to homes used as a taxpayer's principal residence.
    • Reduces a taxpayer's tax bill or increases his or her refund, dollar for dollar.
    • Is fully refundable, meaning the credit will be paid out to eligible taxpayers, even if they owe no tax or the credit is more than the tax owed.

    The credit is claimed using Form 5405 which you file with your original or amended tax return.

  • Green Tips affect the sale-ability and perceived value of homes

    If your dishwasher is over 10 years old, replacing it with a new Energy Star qualified dishwasher will save over $145 a year on the home's utiity bills, according to The Real Estate Professional Magazine.

    For energy efficiency, insulate to Energy Star recommended levels and air seal as needed.  Energy Star's Do-It-Yourself Guide to Sealing and Insulating with Energy Star is a great resource.  Visit www.energystar.gov; click on "Home Improvement" then "Air Seal and Insulate". 

    For water efficiency, fix al leaks and add low-flow showerheads and aerators for faucets.  If you have to replace a toilet, choose a low-flow model.  Learn more at www.epa.gov/ow; click on "What You Can Do". 

    For better indoor air quality, choose paints, finishes, flooring, and carpeting with low or no levels of volatile organic compounds (VOCs).  Visit www.epa.gov/iaq/voc.html.

    When you have an energy efficient home, call attention to it while it's on the market with simple but informative signage on items you want to highlight.
